What is a LIM (Land Information Memorandum) and how do I apply for one?

A LIM (Land Information Memorandum) report provides historical and current information held by Council on properties throughout Central Hawke’s Bay District only.

A LIM is based on a search of our district council records only. There may be other information relating to the land that is unknown to us. We do not undertake any inspection of the land or any building on it for the purpose of preparing a LIM report. 

A LIM is usually requested prior to the purchase or sale of a property. It is issued under section 44A of the Local Government Official Information and Meetings Act 2002 and contains all information known to Council relevant to the described land.

The applicant is solely responsible for ensuring that:

  • the described land sits within the correct council boundary. Please refer to Our District Plan to check whether the land you are requesting information on sits within the Central Hawke's Bay District boundary. If the address does not appear when searched, it means that the land does not sit within the district boundary and you will need to contact neighbouring district councils. If you are unsure if the land sits within our district's boundary, please call our team anytime on 06 857 8060 and we can help you before you apply.
  • the described land is suitable for a particular purpose. Any plans, aerial photographs or diagrams attached to the LIM are for illustrative purposes only and are not confirmation of the legal position of the boundaries or any services on the described land.

How do I apply?

There are two types of LIM applications available. 

  1. Residential/Rural (See current fees and charges for LIM Charges)
  2. Commercial (See current fees and charges for LIM Charges) 

Please fill in the form at the bottom of this page. 

To apply for a LIM, you need to supply the following information:

  1. Details of applicant(s)
  2. Information about the property (please ensure the property is within the Central Hawke's Bay District boundaries)

Your application must be accompanied by a Certificate of Title. If you cannot supply a Certificate of Title, we will supply one at a cost (See current fees and charges for LIM Charges) The fee will be added to the cost of your LIM.

Information will be extracted from Central Hawke's Bay District Council's existing records and no site inspection will be conducted. Council has a statutory ten working day period to process LIMs. All LIM report will be emailed to applicants unless otherwise requested.

Please note: Urgent LIM applications are no longer available.

How do I pay?

Once your address has been verified as being within the Central Hawke's Bay District, our team will email you an invoice for the application cost. We no longer accept pre-payments. 

The fee must be received in full by Council before your application will be processed.
