Retirement HousingNgā whare whakatānga

Council operates retirement housing for retired/pensioner community members in our district.

We provide 48 one-bedroom retirement units available for rent by retirees or pensioners in our district: 20 units on Ruahine Place and 4 units on Wellington Road in Waipukurau; and 24 flats in Waipawa.

Each unit consists of a kitchen, living room, bedroom and bathroom/laundry, and is suitable for both singles and couples. The units are safe, warm, dry and well maintained, and the affordable rent is below market rates to provide a housing solution for those in our community with the greatest needs. We provide fixed heating, an oven and carpets but otherwise, the property is unfurnished.

Who is eligible for Council's retirement housing?

Units are tenanted on a 'first come, first serve' basis for those who meet the following eligibility criteria: 

  1. The minimum age of new tenants is the standard eligible age to receive NZ Super (currently 65 years and over).
  2. Tenants must be residents of Central Hawke’s Bay district for at least three years, unless there are extenuating circumstances, such as strong family connections and/or history.
  3. Tenants must be capable of living independent and suitable to living in a close communal environment.
  4. Tenants must have limited financial means as determined by either possessing a Community Service Card (gross income below $31,568 a year currently); OR having an asset limit of $33,000 for a single and $55,000 for a couple.

Please note: The above eligibility criteria do not affect existing tenants.

Your requirement for housing must be current at time of application. We do not accept applications based on future possible needs.
