Property Revaluations

Every three years, all property owners in the district receive rating valuations for their properties. We are legally required to undertake these valuations as they help us calculate what your rates will be for the following three years.

Property rating valuations reflect the likely market prices of a property at the effective rating valuation date and are used by councils to determine what share of rates a property pays relative to other properties.

QV undertake property revaluations every three years on our behalf. Our last revaluation was in September 2021, and this was used to help inform how rates were distributed for the June to July years 2022/2023, 2023/2024 and 2024/2025.

New property valuations are due to be calculated in 2024 to help determine the way rates are distributed for the 2025/26 financial year and the following two financial years.

QV are currently gathering data to analyse and help understand the local market to ensure that up-to-date information is used to set new value levels.

If you own a farm, commercial building or your property has been built since October 2021, you may have recently received a letter from QV asking you to complete an online survey about your property or supply information by post or email by 1 July. If you have any questions or concerns about this, please contact QV directly for assistance by calling 0800 QVRating (0800 786 822).

Important dates to know

  • May 2024: QV began the revaluation process. Read more about QV’s four step process here. 
  • Property owners will receive a Notice of Rating Valuation as at 30 September 2024 in the post. These are independently audited by the Office of the Valuer General to ensure they meet rigorous quality standards before being certified. If property owners disagree with their new rating value, they have the right to object.
  • Early 2025: A notice of rating valuation will be sent to all property owners in early 2025.
  • 1 July 2025: Council rates will be updated based on the September 2024 rating valuation.
